Planning Board Meeting

Invocation and Call to Order

Mark Reich called the meeting to order.

Approval of November 25^th, 2024 meeting minutes

Ms. Ryan motioned to accept the meeting minutes, seconded by Mr. Miller. Motion carries 7-0

Rezoning Request for Parcel ID 178820

Mr. Walters explained that Ray Evans had previously subdivided the property on Alamance Baptist Church Loop Rd into three lots. The parcel in question is one of the three lots and has been purchased. The new owners want to rezone it from R 20 to R 15. The zoning on the loop rd. is R 20, and the zoning in Heritage Glen is R 15. This change would allow two houses to be built on the property and be accessed from Heritage Glen as part of the subdivision. Mr. Walters asked Mark Reich if the two houses could still be built on the lot without changing the zoning. Mr. Reich did not think you could get 125 feet of frontage for two lots at R 20. The board discussed the driveway proposal and noted that one would be very angled and could pose problems for emergency vehicles if they ever needed to access the property. Mr. Walters said that the board’s job is to make decisions to consider future and current issues to avoid potential problems. There was a brief discussion about the property’s layout, the positioning of the two proposed houses, and future sales of the proposed homes. The board agreed there were too many potential issues to grant the rezoning request.

Mr. Sharp motioned to deny the rezoning request for parcel 178820, seconded by Tim Collins. Motion carries 7-0

Ms. Ryan motioned to adjourn, seconded by Mr. Collins. Motion carries 7-0
